Slope and runoff
Lots falling toward the water need the drainage solved before anything is planted or paved.
Half the work in Cornelius is really drainage work, because half the lots run downhill toward the water.

A sloped lot changes every decision. Water that would soak away on a flat garden instead runs, and it takes the topsoil and the mulch with it. Patios have to be built on a base that will not creep. Steps need to land where a person walking down them at night expects them to. Retaining walls stop being decorative and start being structural, which means drainage behind the wall matters more than the stone on the face of it.
That last point is where most of the failed walls we are asked to replace went wrong. A wall with no gravel backfill and no drain behind it is holding back saturated clay, and Piedmont clay is heavy when it is wet. It will lean, then it will bulge, then it will come apart, usually four or five years in, long after whoever built it has moved on.
We build the drainage first and the face second. It costs more on the estimate and it is the reason the wall is still straight a decade later.

Gravel backfill and a drain line behind the wall: the part nobody sees and the reason it stays standing.
